How do I Find Land to build my Custom Home?

by Andrew December 7, 2020You're ready to build your forever home but now you just need land! Where do you start? Here are some quick tips that will make your search easier.
Places to Search for land.
Online: Zillow, Trulia, and Realtor.com are some of the best places to start your search. Zillow and Trulia will have land listed for sale by owner that is not shown in the local realtor inventory.
Drive around: Take a Sunday drive through some of the areas you would like to live. Sometimes you will see a lot for sale by owner that isn't listed online. Also take note of vacant land that doesn't have for sale signs on them. See next tip about how to reach out to the owner.
Finding Owners of Vacant Land: You can look up the owner of any parcel of land through the County GIS (Geographic Information Site) website. For example here is the link to the Summit County GIS. Once you zoom into the area where you are looking you can click on the land to find out who the owner is. Each County's GIS mapping site is designed differently but all of them include the basic land owner information you are looking for.
Once you find out who the lot owner is you can contact them by mailing them a letter or knocking on their door. You would be surprised how many times our client's have had success using this method!
Tear Downs: Rebuilding on a lot that already has a home on it is increasingly popular. In most circumstances tearing down a home is not a huge expense. So don't overlook land that has a potential tear down on it.
